↬ Two living areas, one upstairs with formal lounges and dining in the open planned area where the kitchen is, most amazing ocean and Airlie Beach views. The other living area downstairs has a butler kitchen, lounges, T.V area with DvD player, movies, games, books, a sound system bar with blue tooth.
↬ Butler kitchens there is one upstairs and one downstairs, the one up on the top floor has a chest freezer, a BBQ webber to use outside.
↬ Luxurious kitchen with all the cooking equipment, coffee machine, dishwasher, all the mod cons to use, full size fridge/freezer, all pots, pans, plates, cutlery, glassware ect.. to use.
↬ Bedroom 1- Extremely spacious, is very separated from all other bedrooms, there is a king sized bed, a seating area to have your morning coffee that sprawls out onto a balcony with Airlie, Marina and Ocean Views, will have you amazed at the views. Also features an office desk and chair, walk in robes, make up area for the ladies, stunning bathroom with a walk in shower and toilet, air-conditioned, or open up the sliding doors and let the sea breeze flow in.
↬ Bedroom 2 is just off the lower lounge area that has a butler kitchen, and is very separated from all other bedrooms, the shower has a rain forest theme, and also a stunning free standing bath, also features an office desk and chair, a comfy Queen sized bed.
↬ Bedroom 3 is next to bedroom 4, they are similar in size, both with queen beds, both stunning bathrooms, one that has some colour and fun to it, and the other one has a rain forest shower, very modern indeed, both have their own office desk and chair.

↬ Neighbourhood is very private, quiet, secluded and is in one of the most prestigious suburbs of Airlie Beach, nothing but lush tropical gardens surrounds the house and area, and ocean views and Airlie Beach views.
↬ Having a car is ideal, or taxis are easy to get from this house, the public bus shelter is about 20-30 min walk.
↬ FREE SHUTTLES: Some tours & restaurants also offer free shuttles, so be sure to ask when you book with them! Or if we book your tours we will organise that for you.
Jubilee Tavern, The Airlie Hotel are a couple that offer free shuttles for dining and drinking.

↬The following Code of Conduct governs tenant behaviour and use of the property.
↬The tenant agrees to follow the guidelines below, for themselves and any visitor they allow at the property.

↬TENANTS: A responsible adult (over 21 years of age) must always be on this site when children are present.
Must be (over 21 years of age) to book this property all bookings made under this age limit will be cancled and no refunds will be issued as its a breach of the booking terms and conditions.

↬No unauthorised people permitted to stay overnight. Maximum
4 guests allowed on this property.

↬NOISE AND NUISANCE: The tenants agree not to cause or permit nuisance at the property. This includes excessive noise, disruptive behaviour. Noise should generally cease after 9pm Sunday through to Thursday and 10pm Friday and Saturday, but consideration should always be given to neighbouring properties. The guests agree that the premises will NOT BE USED AS A PARTY HOUSE.

↬PARKING: is available off and on street no reserve parking.

↬GARBAGE/TRASH AND RECYCLING: Guests are to dispose of garbage and recycling accordance with the usual practice, bins have been provided. NO rubbish is to be thrown in the garden and or off the veranda.

↬PREMISES CONDITION AND CLEANLINESS: The tenants agree to leave the premise in a clean and tidy condition upon vacating, with all fittings and chattels in their original condition and position at the beginning of stay. All items provided for use are to remain property of the premises. Tenants are to advise the property manager of any damage or disrepair within 12 hours of this occurring. Any repairs for damage or excessive cleaning that is attributed to the tenants stay will be paid for by the tenants; including but not limited to stains on sheets and towels.

↬KEYS: At the end of the agreed tenancy, tenants agree to lock the premises, close all windows turn lights and air conditioning off and return one key to the lock box Any lost keys will be replaced at the tenant’s expense. Please make sure you lock up each time you leave the property.

↬SMOKING: All tenants agree to abide by the no-smoking rule anywhere inside this property, only allowed to smoke outside with all sliding doors closed.

↬TERMINATION OF ACCOMMODATION: If tenants are found to have contravened any of the above Code of Conduct responsibilities, a verbal warning will be issued. If the contravention is not rectified immediately the accommodation booking will be terminated within 2 hours’ notice of the Property Manager’s discretion. No refunds will be made.
